What’s included in the survey and report?
The inspection covers all visible and accessible parts of the building, both inside and out. This includes the walls, roof, windows, doors, chimneys, ceilings, floors, and visible parts of services like electrics and plumbing. While we don’t carry out specialist testing or open up structures, we do identify visible signs of damage, wear, damp, or movement, and advise on whether further investigation is needed.
At Charlesworth Chartered Surveyors, we take pride in presenting a well-written report in a clear and accessible format, helping you understand exactly what’s going on with the building with experienced advice on how to handle it after your survey has been completed.
When we recommend a repair, it is marked as a bullet point with a traffic light signal. Green indicates low priority, amber medium and red the highest priority. Whenever you see a recommendation marked BX (Before Exchange), you should always ensure that you have followed that advice in full before you exchange contracts and finally commit to a purchase price.
This makes the report highly usable, you’ll know exactly which items to prioritise and whether they should affect your decision to proceed with the purchase.
We’ll also point out any matters that your legal adviser should investigate further, such as access rights, planning permissions, or alterations that may not have proper approval.

How Much Does a RICS Level 2 Home Buyer Survey Cost?
When budgeting for your property purchase, it’s essential to factor in the cost of a professional home survey. A RICS Level 2 Home Buyer Survey provides invaluable insight into the condition of your future home, helping you avoid unexpected repair costs and giving you greater peace of mind before you commit.
At Charlesworth Chartered Surveyors, our Level 2 surveys typically start from £625 + VAT, depending on the size, type, and complexity of the property. Larger or more unique homes may require additional time to inspect and report, but we’ll always provide a clear, fixed quote up front so you know exactly what to expect.
This fee covers the full service from the inspection itself to a detailed, easy-to-understand report. We also include colour photographs and a follow-up call with Jon himself to discuss any key findings.

Frequently Asked Questions
Is the Level 2 Survey suitable for older properties?
We generally advise a Level 2 Homebuyer Survey is best for homes built in the last 90 years. Older or heavily altered properties are usually better suited to a Level 3 Building Survey.
Will I receive photographs with my report?
Yes, we include colour photographs to support the findings in the report. These help you understand exactly what we’ve identified.
How long does the survey take to complete?
The on-site inspection usually takes 1 to 2 hours, depending on the size and layout of the property. We typically deliver the finished report within 5 working days. Jon Charlesworth will arrange a call with you straight after the survey to discuss any key findings. We will also be happy to discuss the more detailed findings with you after the report is issued.
Does the Level 2 Survey include a valuation?
No, the Level 2 survey focuses solely on the condition and structure of the property. If you also require a valuation, we can arrange this as an additional service.
Can I speak to the surveyor after receiving the report?
Absolutely. We encourage it. We’ll walk you through the findings and answer any questions you have to ensure everything is fully understood.
Will the survey cover the loft?
Yes, if it is accessible and safe to inspect. We will check for insulation, damp and any visible structural concerns.
Can I use the report to renegotiate the asking price?
Yes, many clients use the findings in our reports to negotiate with the seller, especially when urgent repairs or major issues are identified.
Is a Level 2 Survey enough for a flat or maisonette?
Yes, for most flats in good condition, the Level 2 Survey is appropriate. We’ll also flag any issues with communal areas where visible.
How do I know if this is the right survey for me?
We’re happy to advise. Just get in touch with a few details about the property, and we’ll recommend the most appropriate survey based on its age and condition.
